A/c tune up in Lawrenceville, home owners have the house for sale, checked both systems, 1st unit is located in the basement (main level ) system is cooling at this time, unit has a 20° split, blower wheel is clean, evaporator coil is clean didn’t fine any leaks, checked all electronics and components they are good, drain line is clean. Outdoor unit is rusty but still working properly, pressures are good. 2nd unit is located in the attic, ( upper level ) system is cooling at this time, unit has 73.4° from the return and 55.4 from the supply unit has a 18° spilt, blower wheel is clean, evaporator coil is clean but a bit rusty didn’t find any leaks at this time, drain line is clean, both filters are good. Outdoor unit is old and had to add a bit of refrigerant, but system is still working properly at this time.

System was icing up, upon arrival i found the 16x20x1 filter to be in fair condition with light debris buildup. Drain pan is clear of any major debris and water. Drain line is clear. Fan is turning on allowing air to transfer through ducts and system cabinet. Aluminum based evaporator coil is leaking out of its capillary tubes coming from piston. Blower wheel is clean. No major air loss points in ducts.evaporator coil was replaced almost exactly 2 years and 2 weeks ago, going to honor warranty of 2 years and replace with no labor charge. Recharged system and got the Blocks cooling again, will need to come back to replace coil.

Capacitor on outdoor unit was very weak and about to die. I changed the outdoor capacitor and unit is running as it should. Pressures are within range. System is cooling at this time. Customer asked about noise from unit. Return is a direct run to unit there is no duct on the return. The noise they are hearing is the motor in the indoor unit. Nothing to do for it unless relocate whole unit somewhere else and install a duct so they aren’t getting the direct noise of the blower motor.
