Completed diagnostic. Found pump we installed last year had failed. Replaced pump under warranty. System cooling at this time.
Completed one system tune up. System is 18 years old. Dual fuel system. Evap coil is rusted and corroded. Blower wheel is very dirty. Capacitor is weak. System has no water safety. Heat chambers are rusted. Most electrical connections are corroded. Outdoor unit has weak capacitor and fan and compressor are both pulling high amps. System needs to be replaced for better efficiency.
Discovered drain line clogged and tripped drain safety. Cleared drain and added condensate pad to internal pan. System operation normal at this time
Homeowner had cleared drain before I arrived and tested that a good bit of junk came out. Discover emergency drain line connection at pan is leaking. Installed drain line water safety in primary drain and homeowner is going to seal up emergency connection with silicone after pan drys. System operation normal at this time. Homeowner signed up for maintenance membership
On site found clog in drain line. Cleared drain lines checked system is operating and draining at this time. No freezing of coil and no clogged filter at this time.

Water leak main level system in basement. Discovered pump and tubing clogged with algae. Replace pump and new pu o is removing water but tubing also really needs to be replaced as it is extremely restricted.
Completed diagnostic. Found capacitor very weak. Replaced capacitor. System running. Fan motor running on high amps will not last long. System should be replaced due to age and efficiency. Having Garrett come out to give quote
Arrived on site to preform a one system tuneup. Indoor; changed filter and cleared drain line. Checked electrical connections, amp draw and capacitance. Found run cap for blower motor reading week and recommend installing secondary water safety. Outdoor cleaned condenser coil and checked refrigerant pressures. Checked electrical connections, amp draw and capacitance. Found duel run cap week, recommend replacing and installing compressor assist kit. Unit is operating normally at this time
Completed diagnostic. Found wire inside heat pump had rubbed a hole through suction line. Braised hole shut. Repaired stripped wire. Zip tied it away from suction line. Vacuumed system to 600 microns. Refilled system and charged to spec. System cooling at this time.
Completed 2 system maintenance. Found main floor system 10 years old with working UV lights. Cleared drain line. Changed media filter. Tested condensate pump. Blower is clean and evap coil is clean. Basement system is 15 years old with clean blower wheel and slight rust on evap coil but no corrosion. System has no UV light. Left new filter. Outdoor units have good pressures and working electrical components. Systems would benefit from having compressor savers and surge protector added.
Replaced wet section of duct and added float switch to pan for water protection. Pan is dry. System operation normal at this time
System is very old and not functional. Ductwork has been torn to shreds heat chambers are rusted badly which is a safety hazard. System needs to be replaced.
Completed diagnostic. Found very old system with natural draft furnace that has heat chambers that are badly rusted. Blower wheel is very dirty. Furnace running on pilot light which is inefficient. Evap coil has a lot of corrosion. Outdoor unit has compressor that is overheating. System needs to be replaced for safety, efficiency and cost to run.
Systems p trap clogged tripping drain safety and cutting power to thermostat. Replaced trap with ez clear trap for easier maintenance. System operation normal at this time. Jeff ordering fresh air electrostatic filters for system which are 20x20. Need to make sure to bring them on next maintenance visit.
Drain pan with water in it and flowing out emergency drain line above window. Checked primary drain and it was not clogged. Pressures do not indicate freezing. Drain pan does not appear to be cracked. 8â€ return duct is full of water and needs to be replaced. System does not have pan float switch and one does need to be installed. No cool main level. Discovered failed secondary controller. Replaced controller and installed compressor saver hard start kit to reduce stress on compressor and reduce energy consumption on start up which will extend the life of the system. System operation normal at this time

Arrived on site, found ballast for UV system has gone bad. Part is still under warranty, but labor warranty expired earlier this year (see estimate). Couldnâ€™t get in touch with customer, if customer wants to move forward with repair then please call office and we will set something up when we are able to get part in stock.
