No drain line water safety in attic to help prevent flooding in the case of common drain line clogs.system is 15 years old which 10-15 years is the expected life span of and HVAC system. Due to age and condition replacement is HIGHLY recommended.
One system inspection in Duluth. Arrived on site, checked electrical connections, amp draw, capacitance, refrigerant pressures and ductwork. Found duct system filthy and degraded. Return box had deteriorated to the point where the system was pulling air from inside of the walls, all ducts were covered in debris and organic growth. Heavy amounts of organic growth inside the air handler and supply plenum. Blower motor assembly is caked with dirt and growth. Found multiple places on system that are not sealed. Blower motor capacitor reading low, evaporator coil needs to be cleaned, outdoor coil needs to be cleaned, causing higher than normal pressures, unit is over charged and is not cooling the evaporator coil properly. Unit has no water safty. Unit is operating, but not preforming optimally. Due to age and condition of equipment I recommend replacing equipment and ductwork also recommend duct cleaning and fuming system to eliminate organic growth.
