Arrived on site, found system a lb low on 410a. Cleaned blower motor assembly (presold) and charged unit to manufacturer spec. System is operating normally at this time.
Found upstairs supply duct to have fallen off of supply plenum. Reattached duct. Signed customer up for one system maintenance plan and performed cooling maintenance. Found system with blower motor capacitor starting to go bad, recommend repair. Changed filter. Chemically washed condenser coil. Replaced blower capacitor. System is cooling at this time.
1 system ac pm check complete. Changed filter. Tested mechanical and electrical components, all in good shape. Changed uv bulb. System is cooling normal at this time. No cool upstairs. Service callback. Find system low on charge again. Evaporator coil leaking in attic. Need to replace evaporator coil or upgrade system. Customer need consultation visit.
No cool downstairs. Check and find ac unit operating at this time. Did not detect issues at this time. Customer note: outdoor unit fan was intermittent shut off and on.
1 system maintenance checked electrical, mechanical components, dusted electrical cabinet, client had changed filter saturday. Found dirty blower wheel recommend to pull and clean. Found secondary motor controller testing weak recommend to replace. Recommend to add start assist kit.
Replace Honeywell 12â€ motorized damper. Test and new damper operating properly at this time.
No cool upstairs. Check and find upstairs 23 year old ac unit leaking charge and low R22. Find evaporator coil in attic leaking. Find filter dirty and blower assembly dirty. System missing water protection in attic. Find ac u it compressor running high temperature and duty coil. Customer want to recharge system and add hard start kit for now to help compressor and cooling. System operating at this time.
Replace tstat and system operating at this time.
3 system cool pm. Cleaned outdoor coils and checked all components. Discovered basement system with weak secondary controller and is completely out of refrigerant. System 20 years old and uses R22 refrigerant. System not worth repairing. Replacement is highly recommended. Upstairs system 10 years. Concern is struggling to maintain temp and humidity. Systems pressures, superheat and sub cool are good. Coil was extremely dirty before maintenance today. System has had damage done to compressor when condenser fan motor failed back in may. Basement system needs to be replaced and would consider replacement of upstairs system to higher efficiency system for better humidity control. Homeowner to call and scheduled consultation
Sign 1 CCI plan and complete cooling pm check. Change filter 16x25x1, check drain and operations. Find heatpump system compressor operating with high Amp, install hard start kit to help improve start up and reduce load. Replace damage valve cap for customer. Clean ac unit. System operating at this time.
Sign and complete 2 cooling pm check. Find both Lennox system operating with in manufacturer spec. No concern at this time. Change filter Aprilaire 810 and 610. Give customer 16x25x1 and 20x25x1 for customer to change when working on The house. Suggest surge protection for outdoor unit. Both system operating at this time.
Upstairs not cooling properly. Check and find 12 zone damper to masterbath sticking and stuck open. Need to replace 12â€ round Honeywell zone damper.

On site found clogged filter and clogged drain line., changed filter, cleared drain line. Tested system found low refrigerant charge syste from 2006 r22 refrigerant. Recommend performing leak search. Found thermostat malfunction and damper broken. Recommend to have comfort advisor come out and talk about replacement. Recommend adding back up water safety to system. Client request one pound be put in at this time no other work to be performed. Client states he will use upstairs thermostat to control the house.
No cool main level system. Found system with bad capacitor causing compressor and outdoor fan motor to not kick on. Replaced capacitor. Recommend hard start kit to reduce load on compressor so it starts smoother, runs smoother and therefore lasts longer. System has no water safety whatsoever, recommend adding on. Complete 2 system a/c repair and preventative maintenance check. checked electrical, mechanical components, dusted electrical cabinets, cleared drain line, changed filter to main floor and basement. Found upstairs unit to have dirty 5 inch filter recommend to replace. Found dirty blower wheel recommend to pull and clean. Found dirty evaporator coil recommend to clean it is very corroded. Recommend adding back up water safety to upstairs unit. Found main floor system with dirty blower wheel recommend to pull and clean. Found upstairs system low on refrigerant recommend to perform leak search. Found main floor system low on refrigerant recommend to perform leak search. Leak tested upstairs found leak in evaporator coil system is from 2006 and is r22. Will need to schedule comfort advisor to come out and talk about replacement/update. Leak tested main floor system found no leak at this time added 2 pounds refrigerant system is operating and cooling at this time.
Complete 3 system a/c repair and preventative maintenance check. Indoor; cleaned drain line and changed filters, checked electrical connections, amp draw, and capacitor. Found rusted/corroded coils, dirty blower assemblies, and capacitors all reading low on all three units with no water safety for any unit. Outdoor; cleaned condenser coils and checked refrigerant pressures, checked electrical connections, amp draw, and capacitor. Found all three units with low pressures, and duel run capacitors reading low. All systems are back on, but not cooling efficiently or at all. Sending comfort advisor out for a quote on replacing.
Complete 1 system a/c repair and preventative maintenance check. Checked electrical, mechanical components, dusted electrical cabinets, chemical washed units, changed filters. Found the main floor with a dirty evaporator coil recommends cleaning. Found microbial growth recommend pureairx for indoor air quality. Found condensate pump not operating. Changed condensate pump recommend changing tubing client said he would try to clean tubing first. Recommend adding surge protectors to all units. Systems are operating and cooling at this time.
A/c repair call for the main level system. Found hard start kit had blown up and the main electrical switch was sparking. Replaced both parts and the system is cooling at this time. Recommend a maintenance plan. Thank you so much for your business today!
