No cool upstairs. Discovered outdoor main electrical switch failed and fried float switch in attic. Replaced both and added drain line water safety to system. System operation normal at this time
Main level thermostat blank with no power upon arrival. Tested system out and found no oddities. Reset power and system operation normal. House could have experienced an electrical surge last night with the storms. Recommend surge protection for systems
Picked up old ac outdoor unit
Systems low voltage wire from indoor to outdoor heat pump is not heavy enough gauge so it has previously been wired for unit to operate temporarily until wire was changed by electrician. Temporary fix a year ago was hot wiring the outdoor unit to always stay on and homeowner would turn off by breaker next to the thermostat. Wire was never replaced, thermostat satisfied, outdoor unit stated running with indoor fan not running and system is freezing up. Wire needs to be replaced with 18/8 and us come out and wire system up for proper operation
System 22 years old and leaking refrigerant. System needs of be replaced. Garrett scheduled for tomorrow 6-8 for replacement options
2 system cool pm. Cleaned outdoor coils and checked all components. Discovered both systems with weak compressor starters. Upstairs system has no drain line water safety. Both systems could use a duct cleaning. Both systems cooling at this time
Complete HVAC inspection. Find 3 year old Trane system operating with overcharged system, flue pipe not up to code, ductwork dirty and not up to code and missing insulation for supply metal line in wall. Find outdoor lineset insulation missing spot.
Discovered bare wire behind thermostat sending constant voltage to fan wire. Stripped all wires back and rewired thermostat.
2 system cool pm. Cleaned outdoor coils and checked all components. All components tested within normal manufacturing spec. Replaced customer supplied thermostat for upstairs system. Recommend installing surge protection for units. Upstairs ultraviolet bulb needs to be replaced. Homeowner wants to wait for repairs and perform them on fall visit. Systems cooling at this time
Complete 2 cooling pm check. Change both 16x25x1 filter, check drain and operations. Find upstairs new system operating with in manufacturer spec. Find downstairs 24 year old ac unit operating with stress/worn compressor, pitted contactor, capacitor getting weak and worn fan motor.Suggest to replace contactor and suggest to install hard start kit for downstairs system. Replace contactor and install starter kit for ac unit. System operating at this time.
No cool both system. Check and find both 6 year old Ruud system operating with low charge and missing starter kits. Find both system missing in line water protection. Find ac coil dirty and water in basement drain pan. Sign 2 CCI plan and complete 2 cooling pm check. Clean ac coil and replace upstairs filter. Recharge both system to manufacturer spec and install compressor starter kits. Both system operating at this time. Suggest inline water protection and surge protection for outdoor unit.
No cool both systems. Discovered upstairs with failed secondary controller. System also does not have a drain line water safety. Main level system low on charge. Could not find leak. Leak is most likely in the evaporator coil. System condensate pump sounding extremely rough and tubing is extremely discolored and clogged. Both systems would greatly benefit from compressor saver hard start kit to reduce stress on compressor and reduce energy consumption on start up which will extend the life of the systems. Recharged main level and replaced secondary controller in upstairs system. Need to return to replace condensate pump and line. Homeowner used $30 coupon. Paid in full
No cool upstairs, tech was out 07/23/2020. Check and find ac unit operating with in manufacturer spec. Find system operating at 10 degrees subcooling per manufacturer spec. No concern at this time. Customer keep house temperature at 72 degrees and afternoon house temperature goes up to 75 degrees. Customer cannot not keep up. Suggest more insulation in attic and redo duct to help with temperature.
Replaced compressor for main level under parts only warranty. System operation normal at this time
3 system cool pm. Cleaned outdoor coils and checked all components. All components tested within normal manufacturing spec. Discovered upstairs system has no drain line water safety to help prevent flooding in the case of common drain line clogs. Installed drain line water safety. Systems cooling at this time
Arrived on site to preform a two system inspection. Indoor; checked filter and cleared drain line, checked electrical connections, amp draw, ignition system and capacitance. Found weak blower capacitor on each unit and both evaporator coils are corroded. Recommend replacing capacitors and installing secondary water safety switches to each unit. Outdoor; checked refrigerant pressures, electrical connections, amp draw and capacitance found main level capacitor reading low and suction line insulation on both units has deteriorated and is falling off. As of now both systems show signs of age but are cooling/heating and functioning normally
2 system cool pm. Cleaned outdoor coils and checked all components. Discovered upstairs system with weak secondary controller, slightly undercharged, and no drain line water safety, system would also greatly benefit from compressor saver hard start kit to reduce stress on compressor and reduce energy consumption on start up which will extend the life of the system. Systems are really old and struggling to keep up. Replacement over repair is highly recommended
No cool main floor. Discovered failed compressor. Homeowners chose to replace compressor under parts only warranty. Labor charge is $1,956. Homeowner paid in full
2 system maintenance checked electrical, mechanical components, dusted electrical cabinets, cleared drain lines, changed filter in main floor, client changed filter to upstairs left spare. Recommend to add back up water safety to both systems to help protect against water damage. Found dirty blower wheels in both systems recommend to pull and clean. Recommend start assist kits for both condenser to help reduce wear and tear. Recommend surge protection for all units. Systems are operating and cooling at this time.

On site found system not cooling. Recommend to add back up water safety to system. Found piping to unit outside has no insulation recommend to add insulation to suction pipe. Found system in attic with r6 duct work recommend to change ducting to r8. Found system operating on r22 refrigerant, system is low. Recommend surge protection on both units. Recommend start assist kit. Recommend to perform leak search. Client request to add refrigerant to system at this time.
No cool. Discovered failed air movement motor. Systems 10 years old. Homeowner has chosen to replace furnace. Garrett scheduled for today 4pm-6pm for replacement options
